NIT Plans Rs 120 Crore Redevelopment of Sanskrutik Sankul on Ambazari Road

Nagpur, India: The Nagpur Improvement Trust (NIT) has unveiled plans to demolish the existing Sanskrutik Sankul Complex on Ambazari Road and replace it with a modern mixed-use commercial building. The redevelopment project is expected to generate Rs 120 crore in revenue. The land, covering 4,083 sq. meters, is located near the metro corridor and benefits from a premium Floor Space Index (FSI) of 4.
Currently, the complex houses a banquet hall and a G+1 structure near the Ambazari Swimming Pool. These will be replaced by a swanky, multi-story development featuring both commercial and residential spaces. As approved by the Airport Authority of India (AAI), the building will stand at a height of 58 meters.
Prashant Bhandarkar, NIT's Superintending Engineer, stated that the existing structure is outdated and requires renovation. With the introduction of the Transit Oriented Development (ToD) policy, which offers additional FSI, NIT plans to maximize the land’s value by constructing a modern facility with state-of-the-art features.
The new complex will have 13 floors, including three basement levels for parking. It will also accommodate 26 shops, which will be relocated to the new building. Additionally, NIT's West Zone office, currently located in the existing building, will be moved to the 5th and 6th floors of the new structure. A guest house will also be part of the design, utilizing the available space.
To make the redevelopment even more attractive, NIT is offering the developer the opportunity to lease commercial advertising space, thanks to the prime location at the intersection of two major roads. The developer can generate income from hoardings and advertisements until the building is completed.
Construction of the new building is expected to take 36 months. During this period, displaced shopkeepers will receive compensation if they are not moved into the new premises within the allotted time. Once the building is completed, separate societies will be formed for the commercial, residential, and office units.
The new structure will include two banquet halls on the 3rd floor, preserving the current venue’s popular function space. The first two floors will be dedicated to retail outlets, capitalizing on the location’s potential for shopping. NIT also plans to build a hotel between the 5th and 13th floors, in response to the city’s growing demand for hospitality services. If no interest is shown in the hotel, the upper floors from 7th to 13th will be converted into residential apartments.
With this ambitious redevelopment, NIT aims to transform the Sanskrutik Sankul Complex into a modern, multi-purpose space that caters to Nagpur’s growing real estate market while offering a balanced mix of commercial, residential, and leisure facilities.
